在高通胀及高利率的环境底下该如何投资房地产？究竟高利率及高通胀对我们房地产投资人有什么影响？


高利率对投资房地产的影响有：房贷月供增加，买家需求降低，卖家售意收缩，价钱将会下降等影响。高通胀对投资房地产的影响有：手上现金不断贬值，物价及持有成本上升，房产增值部分可能被对冲等影响。


那在这种环境底下，如果投资人还是希望投资独立别墅等传统住宅房地产的话，应该注意些什么呢？


简单说：不建议在高购入成本+高营运成本的情况下，坚持买既会造成负现金流又会贬值的投资房


为什么在这种环境底下，“正现金流”应该是所有房地产投资人必须遵循的投资法则呢？


因为如果在目前这种高利率高成本的环境底下，新投资的房产都能创造正现金流，那之后利率降低的时候，就会因为整体房贷成本的降低来创造更大的现金流利润空间及“纯增值”空间


如果找不到有“正现金流”的房产怎么办？
