在高通胀及高利率的环境底下该如何投资房地产?究竟高利率及高通胀对我们房地产投资人有什么影响?


高利率对投资房地产的影响有:房贷月供增加,买家需求降低,卖家售意收缩,价钱将会下降等影响。高通胀对投资房地产的影响有:手上现金不断贬值,物价及持有成本上升,房产增值部分可能被对冲等影响。


那在这种环境底下,如果投资人还是希望投资独立别墅等传统住宅房地产的话,应该注意些什么呢?


简单说:不建议在高购入成本+高营运成本的情况下,坚持买既会造成负现金流又会贬值的投资房


为什么在这种环境底下,“正现金流”应该是所有房地产投资人必须遵循的投资法则呢?


因为如果在目前这种高利率高成本的环境底下,新投资的房产都能创造正现金流,那之后利率降低的时候,就会因为整体房贷成本的降低来创造更大的现金流利润空间及“纯增值”空间


如果找不到有“正现金流”的房产怎么办?
