在众多Syndication的房产类型中,最让投资人青睐的无非是大型公寓楼的Syndication。为什么呢?因为大型公寓楼的价值骨干及收入来源是来自于普通住家租客的收入。相较其他种商业房产,只要在房东友好的州做公寓楼投资,因为每个人都需要住处的关系,导致住家型租户的收租稳定性大大高于商业型物业的收租。因此投资大型公寓楼既能达到收租稳定,又能达到规模化的效果,与其买下70个不同独栋的一家庭物业,Syndication的股东集团可以透过买下一座带有70单元的公寓楼小区,来达到相同能向70个不同租户收租的效果。 因此相较于普通投资人需要自己投入较高的资金,亲自管理,为租客头痛,且还不一定有现金流的投资模式,透过投资在大型公寓楼的Syndication,能将物业的营运及推动增值等工作,交给专业的执行团队去做,让被动投资人能够享受低投入,风险分散,且无需付出劳力这样的新形态被动投资模式。除此之外,Syndication的股东集团在投资大型公寓楼时,大多也会经由Cost Segregation的高级折旧策略来最大化地享有美国富人使用房地产来最大化抵税这样的省税效果。
